SWEET SPOT RANCH
The Land
The land on Sweet Spot Ranch is amazingly varied. From the knob above the house (right) to a high pasture, rolling hills, a deep draw and creek bottomland (below). From deep woods to open rangeland. From dry south slopes to morel mushroom habitat along the creek. It's all here. The Nez Perce must have thought so too.

The view at left is from one of the other choice building sites, above our current house, and looking toward White Bird and the Salmon River. The three barns are visible in the middle of the picture, the long one in the background being 24' X 140' and built in the 1980s. The other two are older. The original farmstead, which burned in the 1950s, would have been in the grove of locust trees just forward and left of the barns. White Bird Creek runs beneath the cottonwood canopy, just leafed out. An irrigation ditch meandering left of the driveway is regulated by a rough dam, the water right to which belongs to the property.

The main creek, with steelhead and rainbow trout.

Side creek which forms a large island.

Granddaughter's riding lessons on upper pasture.

Stock on the land. Upper Cemetery Knoll above.
Here are some features of this wonderful piece of land:
  • Almost 3/4 mile of White Bird Creek—all but about 450' of it on the property, not just a boundary
  • Very secluded but only 2 miles from White Bird
  • A 70 gallon per minute well
  • Water rights for a productive spring and for a wing dam-irrigation ditch at the creek
  • Two separate utility systems: one to the barn area and one to the house
  • A climate mild enough to grow peaches, apricots, canteloupe and watermelon
  • A level tilled area that could be irrigated and has beautiful black soil waiting for crops
  • Approximately 30 acres of grazeable land
  • Three outbuildings, including a lambing shed, shearing shed and a 140'X 24' barn that would make a great green house
  • Four corrals, three with new panel fences. We board horses, mules and rodeo cattle there.
  • Several beautiful building sites for another home—creek side or creek and canyon view
  • A 64'X 64' deer-fenced orchard/garden. Trees include peaches, apricot, nectarine, apple, pear, plum, cherry
  • Opportunities for B&B, plant nursery, horse stable and more
  • Wildlife everywhere
  • Less than 30 minutes from a hospital and day-to-day shopping services.
Barn area
On the photo above, north is approximately left. The driveway starts at the far right, off the photo, at the end of that odd neck of the property shown on the plat. The property runs off the photo at each end.

Sweet Spot Ranch is unique in its privacy. All sides are protected. To the west and south it is bounded by public land: White Bird Battlefield National Park. The north end is made private by terrain and an Idaho Fish and Game easement. And on the east is a 25,000 acre working cattle ranch. Almost 3/4 mile of White Bird Creek lies on the property.
